Set on a hill in a peaceful corner of gorgeous Tuscan countryside, this eco-friendly villa combines the best of traditional Italian architecture with the comfort of modern living. One of the very few buildings in Tuscany to be considered completely eco-friendly and energy independent, this Italian holiday home represents the ideal coming together of luxury and environmental responsibility.

This dream-like Tuscan holiday home, composed of a main villa, with 6 bedrooms and 5 bathrooms, a separate studio one bedroom apartment and a gorgeous infinity pool, was completely renovated in 2010. Decorated with loving attention to detail, the 3850 square foot main villa features many details built by a local artisans, bathrooms outfitted with travertine marble sourced from a quarry just a few miles away from the property, and a mix of family heirlooms, antique carpets and modern artwork. The owners have tried to use local materials and artisans whenever possible.

The ground floor of this fabulous Tuscan villa rental includes a spacious living room with an antique decorative stone fireplace and a state of the art stainless steel fully equipped kitchen. Two bedrooms complete the lower floor of the main villa: a larger room with a king bed and private access to the garden, and a single bedroom with a twin bed.

The 2nd floor of the main villa hosts the remaining 4 bedrooms, each with their private en-suite bathrooms. The master bedroom includes a king-size poster bed, decorative fireplace, a large en-suite bathroom with freestanding tub and walk-in rain shower, and a walk-in closet. The second upstairs bedroom has a king-size poster bed and an en-suite bathroom with a shower. The third bedroom has a king bed (with a shower in the en-suite bathroom) and the fourth bedroom has two twin beds (which can be made into a queen-size bed) and a shower in the en-suite bathroom.

The adjacent 880 square foot studio apartment features a lofted mezzanine bedroom area (with a king-size bed) that opens on to the open plan living room (with sofa-bed) and kitchen area. With its two bathrooms and comfortable sofa bed, this apartment can easily sleep up to 4 people.

Ginestra - Master bedroom. King sized poster bed, decorative stone fireplace, en-suite private bathroom with toilet, sink, tub and shower. Private entrance. Walk in closet.

Melograno - King sized bed. En-suite private bath with shower, toilet, sink.

Dalia - King bed. Private bathroom with shower, toilet, sink

Iris - Twin beds (or queen if placed together), Private bathroom with shower, toilet, sink

Step outside, and you are greeted with the property’s private infinity pool giving , which looks out on the enchanting, rolling hills of Tuscany. On the other side of the property, the living room opens to a spacious terraced pergola with a large wrought-iron table that can accommodate up to 12/15 guests for al fresco dining. A wood-burning barbecue and pizza oven are also available for dining and entertaining. A gazebo and a stone patio with comfortable chairs are situated amongst the olive groves surrounding the villa.

Located just 30 miles from Florence, 30 minutes from Siena and Chianti wine country, and 15 minutes from the medieval towns of Monteriggioni, Volterra and San Gimignagno, you could not be better situated for exploring some of Italy’s most charming and historic sites. Whether you are looking for outdoor activities such as hiking and biking, cultural excursions at local wineries and museums, or simply to pamper yourself at a nearby spa or gastronomic restaurants, the delights of Tuscany are at your fingertips.

Some more information on the renewable energy used in the villa:

• All of the energy used to produce electricity is obtained by solar /photovoltaic panels strategically placed throughout the property. The panels are placed will full respect of the natural environment. (A solar/photovoltaic panel is a system that uses solar cells devices to convert light into electricity.)

• The solar system of the villa fulfills the electric needs of the buildings on the property. Surplus is fed into the public grid through an exchange meter.

• Solar water heating (through the use of solar thermal collector panels) provides the energy to heat the water in the villa year round.

• Geothermal energy (sourced from approx 300 feet underground) provides a heating and cooling system inside the house. (Geothermal energy originates from the heat retained within the Earth’s core since the original formation of the planet and from solar energy absorbed at the surface. The underground temperature is consistently 12.8ºC (55ºF), and it may be extracted with a geothermal heat pump that will provide a space heating and cooling system.)

Water is completely recycled thanks to a constructed wetland that purifies wastewater. The water is then used to water the gardens and in the toilet flushing tanks. (A constructed wetland or wetpark is an artificial marsh or swamp, created to purify anthropogenic discharge such as wastewater and storm water runoff. Vegetation in a wetland provides a substrate (roots, stems, and leaves) upon which microorganisms can grow as they break down organic materials. This community of microorganisms is known as the periphyton. The periphyton and natural chemical processes are responsible for approximately 90 percent of pollutant removal and waste breakdown. The plants remove about seven to ten percent of pollutants, and act as a carbon source for the microbes when they decay.)

• The villa has a state of the art building system with a ventilated roof to circulate air, natural plaster and wall painting, natural insulation and more.

** The owners live in a private house right next door to the villa on the same property. They are a wealth of information at your fingertips. Additionally, they are extremely discreet and will never intrude upon your privacy unless invited. You will most likely never see them. That said, if total isolation is the goal, this is not the property for you.
